Owners, Charles H. Petty and T.C. Baldwin

Petty and Baldwin purchased what became known as the Petty-Baldwin Tract in 1875 from Daniel and Eunice Foster.
Petty-Baldwin Tract:

Land bounded by Denison Avenue on the north, the east side of West 16th St., Botany Avenue on the south, and the west side of West 14th St.

Situated in the Township of Brooklyn, County of Cuyahoga and State of Ohio, and known as: part of original lot no. 74, in said township bounded as follows:

Beginning at a stake in the south-east corner of said lot 74 thence north 87 def. 50' west 1195' 8" to a stone; thence north 1 deg 40' east 1598' 2" to a stake in the center of Newburgh Street; thence north 80 deg 11-1/2" east 584' 4-3/8" along said street to a stake in the center of said street; thence south 14 deg 27-1/2' east 284' 6" to a stake; then south 88 deg 56' east 537'3-1/2" to a stake in the east line of said lot No. 74; thence south 1 deg 31' west 1460' 10-1/2" to the place of beginning, containing 42 73/100 acres of land.....
